Finding a new custom home in an established neighbourhood means knowing where to look.
A newly built home can better match your design style and the way you want to live. It also means less to maintain and fix. But that doesn't mean you're stuck choosing one of the many mass-built homes in a new subdivision.
Established neighbourhoods have mature trees and character that’s grown over decades. It's in these areas where licensed builders replace older properties. Individually designed infill homes go up in their place, one at a time. People assume these custom homes are spoken for, but they often haven’t been sold yet. And usually these stay off-market until they're finished.
I look for properties at all stages, whether it's raw land, mid-construction, or fully built, and before they appear on MLS. At any phase, the builder qualifications and included consumer protections matter. Those technical details are easy to miss. I know what to look out for.
